Fort Street, 700 East and 13200 South: Draper's oldest homes
Draper's own historic preservation page says the city's historic resources are few, dwindling, and found on only a few small streets. The homes it documents were built between 1853 and 1899, on Fort Street, 700 East and 13200 South. The same page lists the Day Dairy Barn and Draper Park School among the historic sites.
A house that old has almost certainly had its plumbing changed more than once. Age alone does not tell us what is inside the walls, so we look instead of assuming. A camera run on the sewer line and a pressure check on the supply show whether repiping or a spot fix is the honest answer.
Whether any preservation rules touch a plumbing job at your address is a question for Draper's historic preservation program. Ask before you plan a trench across the front yard.
| What you notice | Common cause | What we check |
|---|---|---|
| Brown water after a few days away | Corroded supply pipe or old fittings | Run several fixtures, inspect visible piping, flush and re-test |
| Slow drains in more than one fixture | Roots or buildup in the sewer lateral | Camera inspection from the cleanout |
| Low pressure at a single faucet | Clogged aerator or worn valve | Pull the aerator, test pressure with a gauge |
| Repeated pinhole leaks | Wearing supply lines | Pressure test, then judge spot repair against repipe |
Two water systems, two sets of rules
Draper runs two separate water systems. Draper City Water delivers drinking water and buys from Jordan Valley Water Conservancy District. WaterPro and Draper Irrigation Company run the secondary irrigation system, whose season is roughly mid April to mid October.
That split matters when something leaks. A wet spot that appears in January is on the drinking-water side, because irrigation lines sit empty out of season. A wet spot in July could be either one, so find out which system it belongs to before you dig.
We trace and repair the private side of your plumbing, and we tell you plainly when the fault is on the utility side. For a buried supply line, that is water line repair.
Draper's backflow administrator inspects commercial buildings and residential irrigation systems, and assemblies must be tested every year. If your sprinkler system has a backflow device, the annual test is your responsibility, so put it on the fall checklist.
Burst pipe or sewage backup in Draper?
Call the 24/7 line, shut the main valve, and keep people out of wet or sewage-affected rooms.
Parks, trails and Corner Canyon: outdoor plumbing
The city counts more than 42 parks, over 150 miles of trails and 5,000 acres of open space, and Corner Canyon is its named trail system. If your lot backs onto open space, you may have more outdoor plumbing to protect than a typical lot, including spigots and irrigation zones.
Every outdoor spigot is a place that can freeze. A bib that splits in the first hard cold snap becomes a burst pipe problem once water gets into the wall. Remove hoses and close the interior shutoff for each outdoor line before the freeze.
Draper's neighbors, and how we reach you
Draper borders Sandy to the north, South Jordan to the northwest, and Riverton and Bluffdale to the west. Our shop sits at 2600 W 12600 S in Riverton, so Draper is the city just east of us. If you live near the Sandy line, you are still in the same dispatch area. Give the street and the nearest cross street when you call.
We also dispatch to South Jordan and Bluffdale, and the same 24/7 line serves all three.
Draper's Building Office at City Hall, 1020 E Pioneer Road, handles permit questions on weekdays from 8 to 5. The city page we read does not say which plumbing jobs need a permit. Ask before you replace a water heater or run a new line.
What we know about water, sewer and ground in Draper
Drinking water
The 2023 report from Draper City Water lists groundwater and surface sources, plus purchases from the district. The copy we read did not list hardness, so test your tap before you size a softener.
Irrigation
The season runs about April 15 to October 15 on the secondary system. Plan the fall blowout for when it ends and the spring check for startup.
Sewer
Jordan Basin Improvement District serves Draper. It maintains the main, and the private line from your house to the main is yours. Call the district when water stands at the cleanout.
Ground
Draper's December 2025 geotechnical standards require testing for compressibility, collapse potential and groundwater depth. That is a rule for builders, not a finding about your lot, but a newer home may have a geotechnical report. Ask for it before basement work.
The district says clay sewer pipes from before the 1980s are prone to root intrusion. Wherever your lateral runs, a camera look is the way to know. A section that is cracked or displaced calls for sewer line repair, while roots alone may only need clearing.
Before we arrive at your Draper home
Close the right valve
Shut the home's main valve for a drinking-water leak. Close the irrigation valve only if the spray is on the sprinkler side. Tell us on the call which one you closed.
Kill power near the water
Switch off breakers for wet outlets and the water heater. Keep your hands dry and stay out of standing water near a panel.
Clear the area
Move furniture and stored boxes off wet floors. In an older home, lift rugs too, since floor coverings hide how far water has spread.
Call the 24/7 line
Give the street, the cross street and the age of the home if you know it. ZIP 84020 covers the city, so the address is what we use to find you.
Draper plumbing questions
Draper uses ZIP 84020, and that is the only ZIP we list for the city. We serve it from Pioneer Road and City Hall to the small historic streets around Fort Street and 13200 South.
Give us your street address and cross street so we can find you.
Yes. The 24/7 emergency line is open nights, weekends and holidays, and licensed plumbers take Draper calls from our Riverton shop next door. Shut the main valve and stay clear of wet electrical areas while you wait.
Drinking water comes from Draper City Water. Sprinklers run on WaterPro and Draper Irrigation Company's secondary system, which is only in season from about mid April to mid October.
A wet yard in winter is almost certainly the drinking-water line. In summer, close the irrigation valve and see whether the water stops.
Not because of its age alone. Repeated pinholes, brown water and falling pressure at many fixtures are better reasons, and a pressure test and inspection tell us which applies.
If the problem is a single section, a spot repair is often the honest answer.
The Draper permit page we read does not list which plumbing jobs need one. The Building Office at City Hall can tell you, and it is open weekdays from 8 to 5.
Jordan Basin Improvement District maintains the main, and the line from your house to the main is the homeowner's. Standing water at the cleanout points toward the main, so tell the district.
Standard homeowner policies often exclude sewer backup, so check yours. Keep people and pets out and do not run water.
