Emergency plumbing from next door in South Jordan
Riverton Pro Plumbing is based at 2600 W 12600 S in Riverton, and South Jordan is the city that borders us to the north. Emergency dispatch is available around the clock, and the route up Redwood Road is a short one.
South Jordan has two ZIP codes. Homes around City Hall on Towne Center Drive use 84095, and the postal service lists 84009 as the city's other ZIP. Either way, you call the same 24/7 line and describe the problem.
The city is big. The 2020 Census counted 77,487 residents, and Daybreak, the planned community, is part of the city. At that scale a pressure or secondary-water problem is often street-wide, so ask a neighbor before you assume it is only your house.
A backed-up drain: is it the fixture, your line, or the main?
The Jordan Basin Improvement District (JBID) maintains the public sewer main in South Jordan. The private line from your house to that main belongs to you. Where the blockage sits decides who fixes it, so find out before anyone digs.
JBID's own test is simple. Open the cleanout on your property. Standing water there points to a blockage between the house and the main, while a dry cleanout points to your house plumbing.
| What you see | Likely location | Sensible next step |
|---|---|---|
| One sink or tub drains slowly | Fixture trap or branch line | Try a plunger, then call for cable or snake service |
| Several drains gurgle or back up together | Main drain line inside or under the home | Stop using water and call the 24/7 line |
| Standing water in the cleanout | Private line between house and main | Call us. JBID may also need a call if the main is involved |
| Dry cleanout, house still backing up | House plumbing upstream of the cleanout | Cable the branch, then camera it if it returns |
| Toilet bubbles when the washer drains | Shared vent or partial main blockage | Limit water use and book a camera look |
Older clay lines are prone to root intrusion, per JBID. If a camera shows roots or a cracked joint, sewer line repair may be the lasting answer, not a third cable job. Cooking grease is the other common cause, so wipe pans into the trash even if you own a disposal.
Canal water, hissing valves and pressure that moves
South Jordan runs secondary water to a portion of the city, through about 96 miles of lines fed by Utah Lake water and four canals. The season runs roughly May 1 to October 15. The city says that water is unfiltered and that pressure varies with distance, elevation and how many neighbors are watering.
Maintenance is your job from the stop-and-waste valve onward, and you must stay in backflow compliance. A wet patch in the lawn or a hissing box in the park strip is often a secondary line, not your house supply. Closing the secondary valve is a quick way to tell the two apart.
Culinary water leaks hide differently. A meter that keeps turning with every tap off, a damp slab edge or a warm floor needs leak detection with listening gear, not a shovel. The city also audits backflow devices at properties with secondary access, so keep your annual test paperwork.
Water where it should not be?
Call the 24/7 line now. Tell us what you see and hear, and we will say whether it needs a plumber tonight or can wait for a same-day visit.
When the tank fails: swaps, straps and the permit question
A tank that leaks from the shell cannot be patched, so the realistic fix is a replacement heater. A drip at a fitting or a failed valve is a different story and may be a repair. We confirm which one it is before quoting.
South Jordan's city FAQ says a permit is needed for a new water heater, and it does not address repairs. Utah's amendment to the plumbing code also requires heaters to be anchored or strapped against earthquake motion, with straps in the upper and lower thirds of the tank. Ask the city what your swap needs.
Hard water shortens heater life, but South Jordan's 2025 water report does not publish a hardness number. The district that supplies the city's water, Jordan Valley Water Conservancy District, states about 10 grains per gallon district-wide. Test your own tap.
South Jordan water, sewer and permit facts
Culinary water
The South Jordan City Water Division runs it, with JVWCD supplying the data table in the 2025 report. Check that report before you buy a softener.
Secondary water
Only part of the city has it. If you are unsure, ask the city whether your street is served before you plan a sprinkler repair.
Sewer
JBID handles the main, and its line is (801) 571-1166. Call it if a cleanout test shows the water standing.
Permits
The city lists a permit for a new water heater. Ask the building desk about any other plumbing job before work starts.
What to do while you wait for us
Shut the main valve
Turn it clockwise where the supply enters the house. If it will not close, tell us on the call.
Kill power near water
Leave breakers off for any wet garage, basement or laundry area. Do not stand in water to reach a panel.
Clear the area
Move rugs, boxes and electronics away from the wet zone. Keep kids and pets out if sewage is involved.
Call the 24/7 line
Say whether the water is clean or from a drain, and where it is coming from. Gas smell: leave and call Enbridge Gas Utah at 1-800-767-1689 or 911 first.
Neighbors we also serve
South Jordan shares borders with both Herriman and Draper. Our crews also cover Herriman, where the city's permit rules differ, and Draper, where two separate water systems serve homes. The same 24/7 line covers all of them.
South Jordan plumbing questions
Yes. That means 84095, the ZIP around City Hall and the Towne Center Drive area, and 84009, South Jordan's other ZIP. Our Riverton base is right on the city's southern edge, so both are a short drive from us.
Yes. The 24/7 emergency line takes calls nights, weekends and holidays, and we offer same-day appointments when available. Call, describe the leak or backup, and we will tell you what to do while you wait.
The city says secondary system upkeep is the homeowner's job from the stop-and-waste valve on. The city side ends at that valve. If you cannot tell which line is leaking, close the secondary valve and watch your culinary meter.
Gurgling usually means air is being pulled through a trap because the drain or vent is partly blocked. If the cleanout holds standing water, the blockage is in your private line. A camera shows whether it is roots, grease or a sagging section. See our drain cleaning page for what we do first.
The city's FAQ lists a permit for a new water heater. It does not say how repairs are treated, so ask the city's building desk about your exact job. We can tell you what we plan to do so you can ask the right question.
JBID says the homeowner usually pays for backup damage unless the district knew of a system problem and failed to fix it in reasonable time. Standard homeowners policies often exclude sewer backup, so check yours. Photograph everything before cleanup.
